Booking conditions

These conditions apply to bookings made on forumevolucionresidence.es. By booking, you accept them.

The accommodation

Forum Evolucion Residence is a holiday rental (entire apartment) at Calle Progreso 35, Burgos, listed in the Castilla y León Tourism Register under number 09/000400. Maximum capacity: 4 people.

Price and payment

The price shown when you book is the total for your stay, cleaning and taxes included. You pay by card when booking, through Stripe: we never see or store your card details. No security deposit is required.

Confirmation

Before you pay, we send a code to your email to check it is correct. After payment you receive the confirmation by email.

Bookings made between 22:00 and 9:00 (Spanish time) remain pending: the amount is held on your card and we confirm the booking before 9:00. If we cannot confirm it, the hold is released at no cost.

Minimum stay

On Fridays, Saturdays and the night before a public holiday, and every day in July and August, the minimum stay is 2 nights. You will see whether it applies when choosing your dates.

Cancellation

You can cancel free of charge until 23:59 (Spanish time) two days before your arrival date. For example, if you arrive on Friday, until Wednesday at 23:59. You see the exact date before paying, and it is also in your confirmation email.

If you cancel later (the day before or on the day of arrival) or do not show up, the full amount of the booking is charged.

To cancel, reply to your confirmation email or write to info@forumevolucionresidence.es with your booking reference (it starts with FW-). If the cancellation is free, we refund the full amount to the same card; your bank usually takes 5 to 10 days to show it.

Changes

If you would like to change your dates or the number of guests, write to us. We will help you depending on availability; if the price changes, the difference is adjusted.

Right of withdrawal

As this is accommodation for specific dates, the 14-day right of withdrawal does not apply (Article 103(l) of the Spanish Consumer Protection Act, implementing Article 16(l) of Directive 2011/83/EU). The cancellation conditions in this document apply instead.

Check-in and check-out

Self check-in from 15:00 to 20:00; if you are arriving later, let us know and we will arrange it. Check-out by 11:00, or until 12:00 if you asked and we confirmed it (only when no other guests arrive that day).

Guest registration

Spanish law requires every guest to be registered (Royal Decree 933/2021). We send you a link to do it from your phone before you arrive. Without a complete registration we cannot give you the access instructions.

Use of the apartment

It is a residential building: quiet hours from 22:00, no parties and no more guests than booked. The apartment is smoke-free, and pets are only allowed if agreed before booking. The person who books is responsible for any damage caused during the stay.

Applicable law

These conditions are governed by Spanish law. If you are a consumer, you may go to the courts of your place of residence.
